It is 2002 again.

Search engine optimization was born in 1997. The agents who got in by 2002 owned their markets for the next twenty years. The ones who waited until 2010 never caught up; the answer was already taken.

AI answers are two years old. When a buyer asks ChatGPT who to call in your market, the answer is one or two names, and in most markets nobody owns them yet. In ours, we do. The names the answer gives first are the names it keeps giving.

Early is the whole game. It was in 2002. It is now.


Twenty-four years for one team. Now for more than us.

Paige and I started houstonproperties.com in 2002, five years after SEO was born. We built a business on it that has sold more than $2 billion of Houston real estate since (our records, SLOT: as-of month). In all that time we never made one cold call. Every client found us. We never paid a portal. We never bought an ad. We never hired an agent hoping a book of business came with them.

That head start was the moat. Try starting a website today and out-ranking someone with 24 years on you. You cannot. Neither could anyone else, and we knew it.

Then, in early 2026, I watched where buyers were actually asking. Not the search bar. ChatGPT. Gemini. The AI box at the top of Google. And the answer that came back was one or two names.

I said it out loud: the game is not SEO anymore. SEO is dying. The game is the AI answer.

So we burned it down. Twenty-four years of systems, on purpose. We kept everything we knew about inbound and rebuilt from zero on a platform built for AI agents to do the work, tuned for one thing: being the answer.

Within a month, our sites were the AI answer for three of the most expensive neighborhoods in Houston: Memorial Villages, Houston Heights and West University. And the phone rang. Inbound. Nobody dialed out. Three neighborhoods could be luck, so we rolled out five more, and a ninth site that recruits agents instead of clients. 2727 Kirby was the answer within a week.

For 24 years we only ever did this for one team. Ours. This time we are doing it for more than us. Five teams, and we pick them with care, because each one gets a market nobody else can have.
